When one corner of your house has dropped and the rest hasn't, the fix is house leveling. Here's what's involved.
If one part of your Killeen home has settled lower than the rest, the fix is house leveling. Common pattern: the back corner drops 2-3 inches over a decade, doors stop closing, and cracks appear where the wall meets the ceiling.
The fix is mechanical. Hydraulic jacks lift the structure. Piers go in to hold the new elevation. The whole process is more straightforward than it sounds.
A foundation pro starts with an elevation survey. They place a manometer or laser at the high point and read elevations across the entire floor. The pattern of readings tells them which areas have moved and by how much.
For a slab-on-grade home, leveling means installing pressed concrete piers or helical piers under the perimeter or interior. Hydraulic jacks lift the slab back as close to level as is practical without cracking it. Piers hold the new elevation indefinitely.
For pier-and-beam homes, common in older Killeen and Belton neighborhoods, the process is similar but the piers go under the beams and floor joists. There’s often rotted wood to replace at the same time.
After years of settlement, the framing of a home adjusts around the slope. Wood compresses, drywall cracks, doors get planed down. Bringing the home back to “perfectly level” can introduce new stress in the wrong places.
The realistic goal is within 1/2 inch across the entire floor, which is what doors, windows, and plumbing need to function. A pro will explain this during the survey and stop the lift at the point where further raising would cause more damage than it fixes.
The Black Prairie clay under most of Bell County means soil moisture drives settlement. Even after a successful lift, drainage matters: if water continues to pond near the foundation, you’ll see settlement come back in 5-10 years. We always recommend a drainage assessment as part of the job.
Newer Harker Heights and Cove subdivisions sometimes sit over thinner clay with limestone closer to the surface. That changes the pier strategy. A contractor familiar with the area will read the soil before quoting.
