House Leveling

When one corner of your house has dropped and the rest hasn't, the fix is house leveling. Here's what's involved.

If one part of your Killeen home has settled lower than the rest, the fix is house leveling. Common pattern: the back corner drops 2-3 inches over a decade, doors stop closing, and cracks appear where the wall meets the ceiling.

The fix is mechanical. Hydraulic jacks lift the structure. Piers go in to hold the new elevation. The whole process is more straightforward than it sounds.

How leveling works

A foundation pro starts with an elevation survey. They place a manometer or laser at the high point and read elevations across the entire floor. The pattern of readings tells them which areas have moved and by how much.

For a slab-on-grade home, leveling means installing pressed concrete piers or helical piers under the perimeter or interior. Hydraulic jacks lift the slab back as close to level as is practical without cracking it. Piers hold the new elevation indefinitely.

For pier-and-beam homes, common in older Killeen and Belton neighborhoods, the process is similar but the piers go under the beams and floor joists. There’s often rotted wood to replace at the same time.

What “level” actually means after a lift

After years of settlement, the framing of a home adjusts around the slope. Wood compresses, drywall cracks, doors get planed down. Bringing the home back to “perfectly level” can introduce new stress in the wrong places.

The realistic goal is within 1/2 inch across the entire floor, which is what doors, windows, and plumbing need to function. A pro will explain this during the survey and stop the lift at the point where further raising would cause more damage than it fixes.

Killeen-area considerations

The Black Prairie clay under most of Bell County means soil moisture drives settlement. Even after a successful lift, drainage matters: if water continues to pond near the foundation, you’ll see settlement come back in 5-10 years. We always recommend a drainage assessment as part of the job.

Newer Harker Heights and Cove subdivisions sometimes sit over thinner clay with limestone closer to the surface. That changes the pier strategy. A contractor familiar with the area will read the soil before quoting.

Our process

  1. Step 1

    Elevation survey

Manometer or laser-level readings across the entire floor to map exactly where settling has occurred.

  2. Step 2

    Pier plan

We show you which spots need lifting and how many piers it'll take. Quote breaks down per pier.

  3. Step 3

    Lift the structure

Hydraulic jacks raise the home in small increments. Piers go in to hold the new elevation.

  4. Step 4

    Final inspection and warranty

We re-measure, verify doors swing properly, and walk you through the lifetime transferable warranty.

Frequently asked questions

How long does house leveling take?
Most Bell County jobs take 3-5 days on-site. Larger homes or extensive piering can run a week. Add 1-2 weeks if an engineer's report is required.
Do I need to move out during the work?
Almost never. Most homeowners stay during leveling. There's some noise, but the home stays habitable. You may want to remove fragile items from shelves before the lift.
Will the home be perfectly level after?
Close, but not perfectly. After years of settlement, framing has adjusted around the slope. Bringing the home back to level usually targets within 1/2 inch across the floor, which is what doors and windows need to function correctly.
Will leveling fix my drywall cracks?
Leveling stops the cause. Existing cracks usually need cosmetic repair afterward, which is straightforward but separate from the foundation work itself.
What if my house has settled too much to level?
Rare, but it happens. Severe long-term settlement (4+ inches in one zone, with major structural damage) sometimes calls for partial replacement or a different repair strategy. The on-site evaluation will tell you straight if leveling is the right call.
Can it settle again after leveling?
It can if the underlying cause isn't addressed. The most common reason for re-settlement is bad drainage allowing the soil to keep cycling. We always recommend a drainage assessment as part of the job. Done right, the lifetime transferable warranty covers any settlement at the repaired piers.
Is there a warranty?
Most Bell County contractors offer a lifetime transferable warranty on the piers themselves. The warranty stays with the home if you sell. Get the specific terms in writing as part of any contract.
